Designation Courses
These courses comprise the education component of the CCIM Designation requirements.
CI 101: Financial Analysis for Commercial Investment Real Estate
This course is a prerequisite for CI 103-CI 104 and will provide you with a foundation of practical financial analysis skills you need to succeed in the following courses and in the field.
CI 102: Market Analysis for Commercial Investment Real Estate
Analyse investment factors for each of the four major property types: office, industrial, multifamily, and retail.
Negotiations Training
Eight hours of training on The CCIM Institute Interest-Based Negotiations Model is required before going on to CI 103 and CI 104. This requirement can be completed through the one-day classroom course Commercial Real Estate Negotiations.
CI 103: User Decision Analysis for Commercial Investment Real Estate
Utilize market and financial analysis skills for user space decisions and apply cost-of occupancy models for ownership and leasing.
CI 104: Investment Analysis for Commercial Investment Real Estate
Optimise investment returns and effectively forecast investment performance by quantifying real estate risk.
Online Ethics Course
This course provides relevant information about the CCIM Code and Standards of Practice of The CCIM Institute and fulfils the CCIM Designation Curriculum requirement and NAR Code of Ethics requirement
Designation Program: Time & Cost
Your investment in earning the CCIM Designation is an investment in yourself, your career and your future. The program is designed to fit into your schedule and allows you to take as much time as you need to complete it. You can reduce your cost by more than $1500 by becoming a member of The CCIM Institute.
How Long Does It Take?
You can complete the program in as little as one year, or you can take your time and do it over several years.
For the 2026/27 financial year, the courses offered by the Real Estate Training Institute will be administered face-to-face in a classroom setting.
Your membership type also determines the requirements you need to fulfill. The standard track is Institute candidate membership. Most people complete the program as candidate members. The membership fee for candidate members is $195 USD annually, and if individuals join after January 31st, their membership fee will be prorated.
If you already hold an industry designation or have a master’s degree in real estate, you may be eligible for Fast Track or University Fast Track membership. Certain undergraduate degrees will qualify a member for the University Fast Track undergraduate membership. These tracks waive some of the program requirements. How Much Does It Cost to Earn the CCIM Designation?
The total cost of the CCIM Designation program depends on whether you are a member and how long you take to complete the program. The CCIM Institute candidate membership is $195 per year for international participants, which provides you with members-only tuition discounts and other benefits.
You will also need to pay for the Comprehensive Exam ($410) and the Core Concepts Review ($810).
2026 tuition rates will be effective January 1, 2026.

| Elective Credit | The CCIM Institute candidate members must earn two full elective credits as part of their Designation requirements. These can be earned through non Designation courses, eligible transfer credits, and continuous candidacy. 1 elective credit is given for every 12 consecutive months of candidate membership. Awarded upon renewal of membership after 12 full months. The other credit can be earned by doing the two-day Core Concepts Review, which is mandatory.
