What is a strata corporation?
A strata corporation is the body of proprietors within a registered strata plan. Each owner of strata lot, whether that lot is an apartment, shop or office is therefore a member of the corporation.
Strata corporations are incorporated at the Office of the Registrar of Titles, usually on the application of the registered property developer, when they are assigned a number. The unique number issued by the Registrar is the legal name of the strata corporation and is always in the format (“The Proprietors, Strata Plan No. “)
When to Register with the Commission?
Under section 4(4) of the Registration (Strata Titles) Act [(RSTA], all strata corporations must be registered with the Commission of Strata Corporations within ninety (90) days of the plan being incorporated or registered with the Registrar of Titles (which make the corporation a Body Corporate).

What is the process
Step 1: Submit your Application
The Strata Corporation registration process includes the completion of Application Form 7 and the payment of the prescribed fee (see fee structure on the sidebar) based on the number of lots and units comprised in the plan. Payments can be made using any of the applicable payment options.
The form must be completed by any two executive committee members or the registered developer. Documents (Form 7 and proof of payment) may submitted in-office or via email to info@reb.gov.jm.
Step 2: Outcome of successful applications
Upon completion of the above you will be provided with a certificate of registration and a registration number. Each corporation will be issued the following within 7-10 working days:
- A unique registration number in the format CSC-XXXX
- A certificate of registration (to be collected from the Commission)
This may be collected by the registered developer, an attorney acting on behalf of the Corporation/Developer, or an executive committee member (with submission of a copy of the annual general meeting minutes evidencing their appointment)
What can I do now that my Strata Corporation is Registered
Upon receipt of the registration certificate from the Commission, the developer or executive committee is to use the certificate to proceed as follows:
- Purchase a seal for the strata corporation.
- Apply for the Strata Corporation’s NIS number.
- Apply to the Tax Collectorate for the Strata Corporation’s Taxpayer Registration Number.
- Apply to any commercial bank to open a bank account.
